News: P1 Reg

Citizen to have absolute priority over PRs in the new system.
Currently, when there is over subscription, PR gets 1 slip of balloting paper while citizen gets 2 slips.
The new system requires schools to allocate placement to citizen first thus removing even the 1:2 mathematical possibility.

Currently, there are about 10% of PR students in each P1 intake. The new system will ensure that these 10% placement in popular schools (where balloting is required) will first go to Citizen (or PR’s sibling).
Which also mean that over the next few years (when all PR’s siblings have entered P1), the popular schools will only have Citizen in their P1 classes.

For PR, it is certain that there is no chance to get into popular schools as Citizen, regardless of their residential distance to school, will get placement first.
So for PR, there is no point in purchasing or renting property within 1km from the popular schools.

What a change. That’s good for Citizen but a bit of a shocking news to PRs…. Especially for those who paid premium just to stay near the intended schools. Ouch.

Rented Unit Hand-over

What a thorough examination!
Our experience of handing over a rented unit.
Big question is the difference between “Wear and Tear” vs “Damage”.

Repairs to be carried out prior to the handover:
i) Junior Master room
- wall with stain marks to clean and repaint if cleaning cannot remove the stains.
- parquet floor with scratch marks cause by the chair to re-varnish.
ii) Bedroom 3
- parquet floor with scratch marks to re-varnish.
iii) Common bathroom
- Washbasin pop up waste is loose cannot trap water, to repair.
iv) Kitchen
- Wooden sliding door to re-align.
- Borsch fridge with scratch marks on the door surface and we propose 50-50 compensation
- Blind is not flipping properly, to repair.
v) Yard
- Toilet seat cover loose to repair/replace.
- Shower hose dripping, to replace washer.
vi) Balcony
- To oil or align sliding glass door.
vii) To check all the bathroom blinds to ensure in working condition and repair if necessary.
